Hopewell Township Due Diligence

EC3 smOmni completed a Phase I Environmental Site Assessment of a 24.9-acre property in Hopewell, NJ as part of the Township's due diligence effort before purchasing the property. We performed site visits and interviews, reviewed regulatory files and ownership documents, investigated previously-identified areas of concern (AOCs), evaluated buildings and structures, collected and analyzed samples, identified further AOCs and made recommendations.


Millstone Basin Habitat for Humanity

Omni completed Phase I Environmental Site Assessments on several properties in Hightstown, NJ to identify potential areas of concern as part of the due diligence effort in the purchase of the properties. We reviewed historical records and regulatory files, performed site reconnaissance and exterior adjacent property reconnaissance, and prepared a report of findings identifying areas of concerns and providing recommendations.


Montgomery Township Due Diligence

Omni completed a combined Phase I Environmental Site Assessment/Preliminary Assessment of a 16.12-acre interior (landlocked) wooded tract situated in Montgomery, NJ as a component of the Township's due diligence efforts towards potential acquisition of the property and to comply with requirements of the NJDEP Green Acres Program to which an application for funding was anticipated to be made. We reviewed historical records and regulatory files, performed site reconnaissance and exterior adjacent property reconnaissance, and prepared a report of findings identifying areas of concerns and providing recommendations.


Mountain View Road Due Diligence

Omni completed a Phase I Environmental Site Assessment of portions of the nearly 60-acre property located at 149 Mountain View Road, Montgomery, NJ as a component of the Township's due diligence efforts towards potential acquisition of an agricultural easement upon a significant portion of the subject property. We reviewed historical records and regulatory files, performed site reconnaissance and exterior adjacent property reconnaissance, and prepared a report of findings identifying areas of concerns and providing recommendations.


Eastwood Community Site Assessment

Omni completed a Phase I and Limited Phase II Environmental Site Assessment of a 43-acre property in Marlboro, NJ that was being considered for development. We performed site reconnaissance visits; reviewed state, federal, and historical documents, databases and photographs; and prepared a report of findings and recommendations.


Township of Millburn Site Assessment

Omni completed an Environmental Assessment Report and a Preliminary Assessment Report in preparation to cede a 4-acre parcel of land to the Green Acres program as mitigation for construction on Green Acres property in Millburn, NJ. Tasks included describing environmental conditions and potential impacts to the property, identifying AOCs, and reviewing historical and ownership documents.


Camden Redevelopment AgencyEC6

Omni was subcontracted by Brownfield Redevelopment Solutions, Inc. to provide GIS mapping and analysis support services for an Industrial Site Inventory in the City of Camden, NJ. We prepared numerous figures and an inventory database of industrial sites in the City of Camden.

 

 


Crest Management Services

Omni conducted a Remedial Investigation in the wake of a mercury spill and subsequent cleanup effort in Little Falls, NJ. We conducted soil testing to determine that mercury levels were well below the most stringent state standards. We also completed a baseline ecological evaluation of the property, including a site inspection and review of documents.


Montgomery Township Soil Cleanup

Omni performed oversight for remedial action to address debris deposited onsite and previously detected polycyclic aromatic hydrocarbons on a 10-acre property in Montgomery, NJ. The remedial action consisted of excavating debris, properly disposing of the debris offsite, collecting and analyzing confirmatory soil samples, backfilling the excavation with soil, grading, and restoring the vegetative cover. The requirements of a Memorandum of Agreement were satisfied, and a Remedial Action Report and Baseline Ecological Evaluation were prepared.


Textile Facility Site Assessment

In this project, Omni completed various environmental investigations at the site of a former textile facility. This work involved preparation of ISRA filings, review of historic and regulatory files, identification of areas of concern, soil and ground water sampling, preparation of recommendations for further action, and estimation of the cost of remediation.


Redevelopment of an Industrial Site

EC2 smFor this commercial redevelopment project involving a former industrial site contaminated with benzene, Omni developed a groundwater model to understand the contamination pathways and to optimize the possible groundwater remediation techniques. The model allowed a proper evaluation of the extent of the benzene contamination, and the risk of benzene reaching the nearby stream and water supply wells. The model was used to evaluate the remediation program, which included the installation of multi-phase extraction wells to remove benzene from the aquifer and a hydraulic barrier to prevent benzene from reaching the stream and wells. Several scenarios with different remediation configurations were assessed to optimize the location and pumping rates for the remediation system. The modeling effort resulted in a cost-efficient remediation system being implemented and the contamination being properly addressed.


Volatile Organics Contamination at an Industrial Site

Monitoring wells at a chemical facility that had been processing and storing PCE for many decades indicated concentrations of PCE, TCE, DCE and VC above the limits specified by the EPA. When ownership of the site changed, it was necessary for the concentrations of contaminants to reach safe levels within a specified timeframe in compliance with local regulations and the property sales agreement. Omni prepared a dynamic groundwater flow model and a contaminant transport model to simulate the changes in flow patterns and the sequential decay of PCE. The inclusion of different pumping schemes in the model was critical to capture the pathways of the contaminants over time. The remediation techniques evaluated included multi-phase extraction wells and oxidant injection wells. The optimal location for the remediation wells, the number of wells and their pumping rates were determined with the model as a function of the aquifer characteristics.
